 When, Where and How to Make Your Payments Minimize

The Annual Assessment per Lot in this Association is due January 1 of each year.  Any past due payment is subject to a 10% late fee and then accumulated interest of 18%.  Any balance remaining after January 31 will be referred to an attorney for lien processing and collection. 

Payments can be made by check or credit card online or by mail.  All credit card transactions are subject to a 4% processing fee.

Rules and Regulations:  adopted 3/17/2008
The Association reserves the right to make and enforce such other reasonable rules and regulations as in its judgment may be deemed necessary or advisable from time to time to promote the safety, care and cleanliness of the premises and for the preservation of good order therein.  It is understood and agreed between the Association and the Owner/Occupant that no assent or consent to changes in, or waiver of any part of this indenture, in spirit or letter, shall be deemed or taken as made, except the same be done in writing and endorsed hereon by the Association. Association reserves the right to alter, amend or modify these rules and regulations and also to promulgate new and additional rules and regulations at any time and in such event such altered, modified, amended or new rules and regulations shall become a part hereof and shall have the same force and effect and be binding upon the Owner/Occupant to the same extend as if incorporated herein at the time of execution of this document.
 
Notice of Violation Process: Any member or the Manager in behalf of the Board of Directors may report a violation of the Rules / Regulations or Covenants. The member shall receive a written “Notice of Violation” letter itemizing the violation and allowed (14) fourteen days to cure from the date of letter. This notice may be sent via email, fax, postal service or hand delivery.  
 
Fine Levy Process: Any member having been sent a “Notice of Violation” and having not responded to or cured the violation, or has repeated the violation within a (1) one year period shall receive a “Notice of Fine” letter, thereby imposing a daily fine to the limits established.   Any violation of the Rules / Regulations or Covenants of the Association shall incur a daily fine of $25 per day to a maximum of $1,000 per incident. Fines must be paid with (30) thirty days from the initial “Notice of Fine” letter date and shall be subject to late fee and interest charges as incurred.  The payment of a fine shall not prevent the Association against the civil enforcement remedies allowed of which the prevailing party may be entitled to recovery of reasonable attorney fees and costs. 
 

Appeal / Dispute of Fine Process:  Any member may appeal/ dispute a fine by submitting a written statement within (7) seven days of the “Notice of Fine” letter. The Member must provide written notice to the Association Manager for hearing before the Covenants Committee which shall hear the matter within (30) thirty days. This process shall not hinder or otherwise waive the requirement of the Member to cure the Violation.

  1.  All Occupancy is subject to review and approval of the Board of Directors, via the approved Occupant Approval form, prior to occupancy. 
  2. All units must have power connected at all times.
  3. No Smoking Allowed in Front of Buildings, smoking must occur at back of building only. Owner must keep a Board approved receptacle at back of the building for such purposes and maintain area each day against debris. 
  4. No renovation / construction of the premises without approval. 
  5. The dumpster is for private owner use only. All trash must be bagged and tied not to exceed a 30 gallon bag per unit per day. 
  6. No Sign may be displayed without approval, including and not limited window, door, free-standing or electronic display. The Association reserves the easements and rights of way for the property.
  7. If a window covering is to be installed, the Owner shall install a 2” horizontal brown or white window blind made of wood or vinyl material.
  8. Owner shall not place any personal property on the common element, including and not limited to benches, door mats, racks, plants, chairs or other item(s) without Board approval.
  9. Parking is limited to (4) spaces per unit. No overnight parking, trailers, or commercial vehicles without Board approval. 
  10. No pets allowed.
  11. Owners and occupants shall maintain order in the building, shall not make or permit any improper noise in the building, or interfere in any way with other tenants or those having business with them.
  12. No soliciting.
